Before You Make an Offer on a Home…Get Pre-Approved

A pre-approval puts POWER in your hands!

In today’s highly competitive market, buyers who have already arranged their financing have a distinct advantage.

Before you start looking at homes, if you are going to get a loan, you should begin the mortgage loan pre-approval process.  With a pre-approval in hands, a seller knows you are organized and serious about buying a home.  When the seller accepts your offer, their house is listed as Active Contingent or Active CAPA on the Multiple Listing Service (MLS).  This tells other buyers an offer has been accepted, so requests for showings on the seller’s house decrease.  When you are pre-approved, sellers will take your offer more seriously because you have a lender who is committed to backing your offer.  In a competitive situation, a pre-approved mortgage could make the difference between getting the home of your dreams or losing it to someone else.

Once you get your pre-approval, you can shop for your home knowing what your approval amount is and how different loan amounts will affect your monthly mortgage payment.  This pre-approval also provides the information for your real estate agent to best research the properties that fit your price range and also fit your wants and needs list.
